Shree Property Holdings Commits R2 Billion to Drive Next-Generation Industrial Growth in KwaZulu-Natal
Executive Summary: Shree Property Holdings has announced a major R2 billion investment programme over the next three years aimed at expanding and modernising industrial and logistics infrastructure across KwaZulu-Natal. Unveiled by Founder and CEO Pran Shree during the Trade and Investment KwaZulu-Natal Conference, the strategy focuses on revitalising historic manufacturing sites in the South Durban Basin and expanding industrial capacity along the KZN North Coast.

A Strategic R2 Billion Vote of Confidence in KZN
Reinforcing its long-term confidence in KwaZulu-Natal’s economic trajectory, Shree Property Holdings is deploying R2 billion over the next three years into strategic property acquisitions and state-of-the-art redevelopments.
Announced by Founder and CEO Pran Shree in conjunction with the Trade and Investment KwaZulu-Natal (TIKZN) Conference, the capital commitment encompasses both acquisition and development costs. The programme is designed to modernise and scale the Group’s industrial portfolio—which already exceeds 1 million m²—with a targeted goal of adding a further 200,000 m² of AAA-grade industrial space across key provincial corridors.
The primary focus remains on high-demand warehousing and logistics infrastructure within the South Durban Basin, leveraging immediate proximity to the Port of Durban and primary national transport routes. Simultaneously, the Group continues to drive northern corridor expansion at Woodmead Industrial Park in Shakaskraal within the iLembe District Municipality.
Beyond physical infrastructure, the three-year rollout is set to catalyse substantial job creation—both immediately through large-scale construction activity and sustainably as modern logistics, distribution, and manufacturing enterprises take occupation of the completed hubs.
Revitalising Durban’s Industrial Heritage: The South Coast Road Acquisitions
At the heart of the South Durban Basin expansion is the acquisition and transformation of two iconic industrial properties: 1236 South Coast Road and 1400 South Coast Road. Together, these acquisitions push Shree Property Holdings’ footprint in the South Durban Basin past 700,000 m², cementing its leadership in one of South Africa’s most critical industrial nodes.
For decades, these sites were home to two of South Africa’s most recognisable manufacturing giants—Plascon and Tiger Brands (Beacon)—which helped shape the industrial backbone of Mobeni and southern Durban. Shree Property Holdings is now repositioning these legacy manufacturing sites into modern, high-efficiency distribution hubs tailored for next-generation supply chain and logistics operations.
Key Project Breakdown:
1236 South Coast Road (Former Plascon Site):
Total Site Area: ~60,000 m²
Redevelopment Scope: A state-of-the-art distribution hub featuring approximately 40,000 m² under roof, supported by a dedicated, hardened container yard.
Target Completion: March 2028
1400 South Coast Road (Former Tiger Brands / Beacon Site):
Total Site Area: ~60,000 m²
Redevelopment Scope: A modern logistics and distribution facility comprising approximately 40,000 m² under roof and a heavy-duty container yard engineered for high-volume freight operations.
Target Completion: December 2028
Strategic Consolidation: Combined with adjacent properties already held by the Group, this acquisition creates an integrated 130,000 m² industrial landholding—representing Shree Property Holdings’ second-largest consolidated industrial parcel after its flagship Pran Park within Dube TradeZone 1.
From Legacy Manufacturing to Future-Ready Logistics
The transformation of the former Plascon and Tiger Brands properties mirrors a broader structural evolution within the South Durban Basin. Situated alongside the Port of Durban and connected to established arterial networks, the precinct is rapidly transitioning from traditional heavy manufacturing to high-tech warehousing, smart logistics, and national distribution.
Reflecting on the strategic vision behind the acquisitions, Founder and CEO Pran Shree noted:
“These properties have been part of Durban’s industrial landscape for generations and have been home to businesses and brands that many South Africans immediately recognise. We see tremendous value in being able to take sites with that history and reposition them for their next chapter.”
Addressing the Group’s broader commitment to the province, Shree added:
“Our strategy has always been to identify well-located assets where we can create meaningful value through acquisition, redevelopment and active management. We believe the Port of Durban remains one of KwaZulu-Natal’s greatest economic assets. Strengthening our portfolio around the port and the logistics corridors that support it is therefore a central part of our strategy for the next decade. These investments are not only about the next ten years of Shree Property Holdings; they are about creating assets that can form part of the Group for generations to come.”
Driving Growth Along the KZN North Coast
Complementing its southern basin strategy, Shree Property Holdings continues to invest in KwaZulu-Natal’s rapidly expanding northern corridor through Woodmead Industrial Park in Shakaskraal (iLembe District Municipality).
Current Footprint: The near-completed park features nine modern industrial warehouses.
Anchor Activity: Automotive component manufacturer Hesto Harnesses occupies a major portion of the park and continues to invest in expanding its assembly-line operations on-site.
Growth Capacity: Selected opportunities remain available within the precinct, including ready-to-occupy facilities and serviced land parcels zoned for custom industrial development.
With commercial and residential developments surging along the KZN North Coast, Shree Property Holdings views integrated industrial parks as essential to balanced regional growth—bringing workplaces closer to growing communities and stimulating local employment.
Two Decades of Building KwaZulu-Natal’s Industrial Backbone
As Shree Property Holdings approaches its 20-year milestone in KwaZulu-Natal’s industrial property sector, the Group’s forward pipeline remains firmly anchored in the province. Having recorded strong, sustained demand over the past 24 months, this R2 billion capital commitment positions Shree Property Holdings at the forefront of KwaZulu-Natal’s industrial and logistics landscape for the next decade.
